It is one of the first questions people ask me when they are relocating to Ventura County: Ventura or Camarillo?

Both cities are genuinely great places to live. Both are in the same county, roughly the same distance from Los Angeles, and both have that Southern California quality of life that draws people here from across the country. But they feel completely different to live in — and choosing the wrong one for your lifestyle is a real thing that happens.

I have sold homes in both cities for years, and I have watched buyers fall in love with one and feel out of place in the other. So let me give you the honest, street-level comparison — with real numbers, real trade-offs, and my actual opinion on who belongs where.

Lifestyle: Coastal Energy vs. Suburban Calm

 

🌊  VENTURA

Ventura is a city that gives you a lot to do without feeling like it’s trying too hard.

Downtown has a genuine walkable energy — the Promenade, local restaurants, art galleries, farmers markets on Saturday morning — and it sits right next to the beach and the pier.

Midtown Ventura has some of the best local dining in the county.

The Harbor area is popular with boaters and people who want resort-style living near the water.

For outdoor types, Ventura is exceptional. You have direct access to Surfers Point for some of the best waves in Southern California, the Ventura River Trail for biking and running, Arroyo Verde Park for hiking, and the Channel Islands National Park — accessible by boat from the harbor — for world-class outdoor adventures.

Santa Barbara is 30 minutes north.

Los Angeles is about an hour south.

The energy is younger and more creative.



Ventura has a strong arts scene, a lot of local breweries and coffee shops, and a community that tends to be outdoorsy, progressive, and engaged.

Jess’s Take: Ventura has a soul that a lot of bigger coastal cities have lost. It still feels like a real town — not a resort, not a suburb. If you want to walk to dinner, surf in the morning, and feel like you actually live somewhere, Ventura delivers that.

 

☀️  CAMARILLO

Camarillo feels different the moment you drive in.

It is quieter, more spread out, and genuinely relaxed in a way that is not code for boring — it is just a city that has prioritized livability over buzz.

Old Town Camarillo has real charm: historic buildings, local shops, the weekly farmers market next to the Channel Islands Art Center, and a community calendar full of family events.

There are strong parks, clean streets, excellent shopping on Daily Drive and at the Camarillo Premium Outlets, and a pace of life that lets you actually breathe. For families with kids, the school ratings are generally strong and the neighborhoods are safe and well-maintained.

Camarillo also has a significant 55+ community — Leisure Village is one of the most active senior communities in the county — which speaks to the broader demographic. It trends older and more suburban than Ventura, and a lot of people love exactly that about it.

Jess’s Take:Camarillo is where people go when they are done fighting traffic and crowds and just want a beautiful, well-functioning place to live. There is nothing wrong with that. In fact, it is one of the most consistently happy communities I work in.

Home Prices and the Real Estate Market (2026)

Here is something that surprises most people: Ventura and Camarillo are now priced almost identically.

It was not always this way — Camarillo used to be noticeably more affordable — but that gap has essentially closed.

What you get for that money is different, though.

In Ventura, your dollar buys you proximity to the ocean, walkability, and in some areas, genuine architectural character — historic homes, bungalows, hillside properties with views.

In Camarillo, the same money tends to get you more square footage, a bigger lot, and a newer home — especially in areas like Mission Oaks, Sterling Hills, and Camarillo Heights.

If you are choosing based purely on price, the cities are close enough that lifestyle should be the deciding factor. If you need more space for your budget, Camarillo’s single-family inventory tends to offer better value on a per-square-foot basis.

Weather: The Marine Layer Question

Both cities enjoy excellent Southern California weather — but there is a real difference worth knowing about before you move, especially if you are coming from a sunnier inland climate.

Ventura sits right on the coast, which means it benefits from the marine layer — that low overcast fog that rolls in off the Pacific, particularly in May and June (the famously named May Gray and June Gloom). Mornings can be overcast until noon or later during those months. Afternoons are usually beautiful, and the temperature stays mild year-round, rarely getting above the mid-70s in summer or dropping below the mid-50s in winter. It is the kind of weather that people either love or find maddening, depending on how much they need blue skies.

Camarillo sits a few miles inland, which is enough to escape most of the marine layer. It gets more sunny days, slightly warmer temperatures, and less coastal wind. Summer afternoons can get into the 80s and occasionally low 90s. If you are coming from a warm, sunny climate and you need that sunshine, Camarillo is the safer bet.

☀️  Camarillo gets significantly more sunshine than Ventura, especially May through July. If the marine layer is a dealbreaker for you, that matters a lot. If you love the mild, misty coastal mornings, Ventura’s your city.

Commute: Getting to LA and Beyond

If you are commuting to Los Angeles — or even just making the trip regularly — both cities are viable, but Camarillo has a slight edge in convenience.

From Camarillo, you can hop on the 101 heading east toward the Valley and downtown LA, or take the Metrolink/Amtrak station right in Old Town for a train commute. Travel time to LA runs roughly 50–70 minutes depending on where you are headed and when you leave — earlier departures dramatically reduce that.

From Ventura, the drive to LA is a bit longer — typically 60–80 minutes under good conditions, and potentially two hours or more during peak traffic. Ventura also has Amtrak service right downtown, which is a genuinely pleasant way to commute if your destination is train-accessible.

For commutes to Oxnard, Port Hueneme, or Santa Barbara, Ventura’s location actually gives it an advantage. And for anyone working remotely — which describes a growing number of people relocating to Ventura County — the commute question matters a lot less than the lifestyle one.

Neighborhoods Worth Knowing

Ventura Neighborhoods

  • Downtown / Westside — Walkable, artsy, historic homes and bungalows, farmers market, close to beach. Prices from the $600s to $1.5M+.
  • Midtown — Tree-lined streets, strong local dining scene, mix of older and updated homes. One of the most desirable areas in the city.
  • Pierpont Bay — Closest to the ocean. Beach cottages and newer condos, strong rental demand, popular with remote workers and surfers.
  • Ondulando / East Ventura Hills — Hillside neighborhood with larger lots, panoramic views, family-friendly atmosphere. More suburban feel within the city.
  • East Ventura — More affordable entry point, newer developments, easy freeway access. Good for first-time buyers or those who want more space.
  • The Harbor — Waterfront condos and townhomes, resort lifestyle, popular with boaters and retirees.

Camarillo Neighborhoods

  • Old Town / Central Camarillo — The historic heart of the city. Walkable (by Camarillo standards), charming, strong community feel. Mix of older ranch-style homes and newer builds.
  • Mission Oaks — Large, established neighborhood with well-maintained streets and good schools. Popular with families. Predominantly 1980s–1990s tract homes.
  • Camarillo Heights — Hillside living with mountain views, larger lots, more privacy. Prices typically $900K–$1.2M+.
  • Sterling Hills / Spanish Hills — Golf course community, upscale homes, gated sections. Popular with retirees and move-up buyers.
  • Leisure Village — 55+ active adult community. Well-maintained, highly social, affordable for the area. Extremely popular — units don’t last long.
  • Las Posas Estates — One of Camarillo’s most prestigious neighborhoods. Larger lots, custom homes, equestrian-zoned areas. Prices often $1.2M–$2M+.

Schools

Both cities have solid public schools overall, with some important nuances.

Camarillo falls within the Pleasant Valley School District for K–8 and feeds into Adolfo Camarillo High School, which consistently earns strong ratings.

For families prioritizing school quality as a primary factor, Camarillo’s school consistency is a genuine draw.

Ventura is served by the Ventura Unified School District. Quality varies more by neighborhood and school — some areas have excellent options while others are more mixed. If schools are a top priority in Ventura, it pays to research specific schools for the neighborhoods you are considering rather than relying on city-level averages.

So — Who Is Each City Actually For?

Ventura might be your city if…

  • You want to walk or bike to the beach, farmers market, restaurants, and coffee shops
  • You are a surfer, diver, or outdoor enthusiast who wants immediate coastal access
  • You value a creative, arts-forward community with independent businesses
  • You are a young professional, remote worker, or someone in their 30s–40s who wants energy and lifestyle
  • You are okay with the marine layer and actually kind of love cool, misty mornings
  • You are coming from a city like San Francisco, Portland, or LA’s Westside and want that vibe at a fraction of the cost

Camarillo might be your city if…

  • You have kids and school quality and neighborhood safety are top priorities
  • You want more space — a bigger home, a bigger yard, more room to breathe
  • You need reliable sunshine and a warmer climate
  • You are commuting east toward LA and want the most convenient 101 access
  • You are approaching or in retirement and want a quiet, well-maintained community
  • You like the suburban lifestyle — great shopping, easy parking, lower noise — without sacrificing California weather
