Everyone who calls me about Ventura asks about the same three or four neighborhoods. The Westside. Downtown. Maybe Ondulando if they’ve done some Googling.
And those are great. I’d never tell you otherwise.
But after years of helping buyers find homes here — and living in 33 places throughout this county myself — I can tell you that there are parts of Ventura that consistently get overlooked, and those are often the best value in the market.
Here’s my honest take on Ventura’s most underrated neighborhoods.
The Ventura Avenue area gets dismissed too quickly by buyers who drive through it once without stopping. It’s not the most polished part of the city — I’ll give you that. But there’s something happening here that I think is worth paying attention to.
Older craftsman and bungalow-style homes, many of which are being thoughtfully renovated. Proximity to the foothills. A real neighborhood feel — the kind where people actually know their neighbors. And prices that are meaningfully lower than comparable homes on the Westside proper.
If you’re a buyer who doesn’t need to be right on the beach and is willing to look past surface-level aesthetics for bones and location, the Avenue has some of the best opportunities in the city right now.
Metric | Ventura Ave Corridor |
Typical price range | $600,000–$800,000 |
Home style | Craftsman, bungalow, Spanish |
Lot sizes | 4,500–7,500 sq ft |
Best for | Value buyers, renovation buyers, first-timers |
Saticoy is technically unincorporated — a small community that sits just east of the city limits — and that alone scares some buyers off. Which means less competition for the ones who look.
What you get in Saticoy is more land per dollar than almost anywhere else close to Ventura proper. Larger lots. Older agricultural roots but a neighborhood that’s modernizing. If you’re someone who wants space — a real yard, room to garden, maybe room to expand — Saticoy deserves a serious look.
The commute into Ventura city center is short. The prices reflect its unincorporated status more than any genuine drawback. I’ve had buyers discover Saticoy and wonder why they ever overlooked it.

Montalvo is a small unincorporated community between Ventura and Oxnard, right along the Santa Clara River. It’s one of those places that longtime locals know and new buyers rarely find on their own.
The appeal is unique: a genuine sense of rural character within minutes of city conveniences. Some properties in Montalvo have larger lots, horse property potential, and views of the river corridor. It’s not for everyone — but for the right buyer, it’s exactly what they didn’t know they were looking for.
I’ve sold in Montalvo and I always enjoy it. The buyers who end up there tend to love it fiercely.
Midtown doesn’t get the same attention as the Westside or the hills, but I think it’s one of the most practical places to buy in Ventura right now.
You’re close to downtown without paying downtown prices. You get reasonable walkability — coffee shops, grocery stores, a few restaurants — without being in the thick of it. The homes are a mix of eras, which means opportunity for buyers willing to put in some cosmetic work.
I’ve noticed Midtown quietly appreciating over the past few years as buyers who got priced out of the Westside started looking one zip code over. If that trend continues — and I think it will — early Midtown buyers will look smart in hindsight.

All four of these areas share something: they’re overlooked not because they’re inferior, but because they’re not the first name that comes up in a Google search. That’s the opportunity.
In real estate, the neighborhoods that feel slightly under the radar today tend to be the ones that appreciation-minded buyers wish they’d bought into five years from now. I’ve seen this play out in Ventura over and over.
Don’t just look at the listing — come walk the neighborhood. Specifically in the Avenue and Saticoy areas, the street-level feel matters. I always walk buyers through before we make any decisions.
Understand the infrastructure. Some of these areas have older utilities or unincorporated status quirks. I walk buyers through all of that before we write an offer. No surprises.
Don’t expect to lowball. These areas are underrated by the internet, not by the people who live nearby. Local buyers know the value. Price accordingly.

Posted on Google Justin SilvaTrustindex verifies that the original source of the review is Google. Jessica Judd is hands down the best real estate agent we’ve worked with. She negotiated two properties at the same time for us while keeping communication constant and clear throughout the entire process. We came in with firm terms — a hard price limit, sellers paying fees, low earnest money, and a requirement to close before Christmas using a VA loan. Jessica didn’t hesitate. She took our terms and fought for them. We truly believed we had lost our first-choice home while Jessica was already working on a second option. Then the sellers came back and accepted our original offer exactly as written. That doesn’t happen without persistence, skill, and follow-through. What really stood out was how much she cared. Jessica made us feel like her only clients, reviewed every document from multiple lenders, shut down misinformation, and demonstrated an exceptional understanding of the VA loan process. She even stepped in to help educate the sellers’ side when needed, which kept everything moving smoothly. All of this happened during the Christmas holiday period — and even after closing, she continues to check in, help review repairs, and support us as new homeowners. We closed in 21 days, 0 down, on a VA loan, during Christmas, with the exact terms we wanted. This was our second home purchase, and the difference in representation was night and day. If you want an agent who is professional, responsive, and truly fights for her clients, we highly recommend Jessica Judd.Posted on Google Kristina KaraffaTrustindex verifies that the original source of the review is Google. Jess is amazing! Throughout the process, which wasn’t any easy one due to the market conditions and interest rates, Jess provided support, local knowledge and truly had our best interest at heart. We feel blessed to have her as a part of our home buying journey :)Posted on Google Leslie DavisTrustindex verifies that the original source of the review is Google. As a first-time buyer, I had no clue what was involved in buying a house. I worked with Jessica for over 2 years getting everything lined up and waiting for the right time to purchase. And when it happened the turn around time was fast and she was on it. Jessica is not your typical realtor standing in the kitchen waiting. She looks for things you wouldn’t think about when buying a home. She is incredibly knowledgeable, a go-getter, super professional and completely honest with you. She also helped me find contractors to help with the minor remodeling we did. There's not another realtor out there that could've provided us with the ease and comfort knowing we were making all the right decisions! So thankful for you Jess!Posted on Google Clayton YounkersTrustindex verifies that the original source of the review is Google. Jessica is a fantastic agent!! I don’t have the words to explain how amazing Jessica is at her job. She goes above and beyond and is well versed in the field. She was very available for us at all times. Every question we had, she had an answer to. Without her I guarantee we would not have found our dream home. Thanks Jessica!Posted on Google Arlyne MarellaTrustindex verifies that the original source of the review is Google. Working with Jessica was a wonderful experience from start to finish. She helped me through the sale of my home and was kind, knowledgeable, quick to respond, and I always felt like she was looking out for my best interest. I’m excited to continue working with her in the future.Posted on Google Vanesa NTrustindex verifies that the original source of the review is Google. My fiancé and I had the pleasure of connecting with Jess through a friend of ours and WOW!!! This girl is a powerhouse! This was our first home purchase and we really didn’t know what to expect, but Jess made us feel so heard and understood throughout all of it. She has so much knowledge and any question we had throughout the process, she had an answer. She guided us through the whole process and never felt like we were left on hang, she was always quick to respond, kept us updated. We knew Jess was a one of a kind agent and knew we chose the right person to help us in this big moment, she checked in frequently on how we felt, could be a lot especially for first time home buyers, she made us feel comfortable through out the whole process. She literally went above and beyond, just little things she notices that we normally wouldn’t even pay any attention to. Knowing that we had a toddler, she made sure to really look out for our best interest when looking at homes, making sure it would be a right fit not just for us but for our daughter as well. She’s just great overall to be honest, none of this felt like just a transaction and made it seem like we were looking at homes with a friend lol. Highly recommend Jess to anyone and everyone!! and look forward to doing business with her in the future again. :)Posted on Google Mel HTrustindex verifies that the original source of the review is Google. Jessica was a joy to work with during the home buying process . Very knowledgeable, and always there to answer any questions. Even late at night. One of the things I appreciated the most, is that she’s not a yes man. During walk through she pointed out things that could be an issue, or would need replacing soon. And pointed out that it’s important you don’t go into home-buying with rose colored glasses, they end up with buyers remorse. She also really made sure to go over all the paperwork with us, making sure we knew what we were signing and what everything meant. It can be hard finding real help these days with someone who’s not just trying to rush things along to collect a paycheck. I recommend Jessica to anyone who’s in the market to buy or sale a home, or even just curious about the process.
