The Most Underrated Neighborhoods in Ventura, CA — An Agent’s Honest Take

Everyone who calls me about Ventura asks about the same three or four neighborhoods. The Westside. Downtown. Maybe Ondulando if they’ve done some Googling.

And those are great. I’d never tell you otherwise.

But after years of helping buyers find homes here — and living in 33 places throughout this county myself — I can tell you that there are parts of Ventura that consistently get overlooked, and those are often the best value in the market.

Here’s my honest take on Ventura’s most underrated neighborhoods.

1. The Ventura Avenue Corridor

The Ventura Avenue area gets dismissed too quickly by buyers who drive through it once without stopping. It’s not the most polished part of the city — I’ll give you that. But there’s something happening here that I think is worth paying attention to.

Older craftsman and bungalow-style homes, many of which are being thoughtfully renovated. Proximity to the foothills. A real neighborhood feel — the kind where people actually know their neighbors. And prices that are meaningfully lower than comparable homes on the Westside proper.

If you’re a buyer who doesn’t need to be right on the beach and is willing to look past surface-level aesthetics for bones and location, the Avenue has some of the best opportunities in the city right now.

2. Saticoy (East Ventura)

Saticoy is technically unincorporated — a small community that sits just east of the city limits — and that alone scares some buyers off. Which means less competition for the ones who look.

What you get in Saticoy is more land per dollar than almost anywhere else close to Ventura proper. Larger lots. Older agricultural roots but a neighborhood that’s modernizing. If you’re someone who wants space — a real yard, room to garden, maybe room to expand — Saticoy deserves a serious look.

The commute into Ventura city center is short. The prices reflect its unincorporated status more than any genuine drawback. I’ve had buyers discover Saticoy and wonder why they ever overlooked it.

3. Montalvo

Montalvo is a small unincorporated community between Ventura and Oxnard, right along the Santa Clara River. It’s one of those places that longtime locals know and new buyers rarely find on their own.

The appeal is unique: a genuine sense of rural character within minutes of city conveniences. Some properties in Montalvo have larger lots, horse property potential, and views of the river corridor. It’s not for everyone — but for the right buyer, it’s exactly what they didn’t know they were looking for.

I’ve sold in Montalvo and I always enjoy it. The buyers who end up there tend to love it fiercely.

4. Midtown Ventura (The Quietly Appreciated Middle)

Midtown doesn’t get the same attention as the Westside or the hills, but I think it’s one of the most practical places to buy in Ventura right now.

You’re close to downtown without paying downtown prices. You get reasonable walkability — coffee shops, grocery stores, a few restaurants — without being in the thick of it. The homes are a mix of eras, which means opportunity for buyers willing to put in some cosmetic work.

I’ve noticed Midtown quietly appreciating over the past few years as buyers who got priced out of the Westside started looking one zip code over. If that trend continues — and I think it will — early Midtown buyers will look smart in hindsight.

What These Neighborhoods Have in Common

All four of these areas share something: they’re overlooked not because they’re inferior, but because they’re not the first name that comes up in a Google search. That’s the opportunity.

In real estate, the neighborhoods that feel slightly under the radar today tend to be the ones that appreciation-minded buyers wish they’d bought into five years from now. I’ve seen this play out in Ventura over and over.

My Advice for Buyers Interested in These Areas

Don’t just look at the listing — come walk the neighborhood. Specifically in the Avenue and Saticoy areas, the street-level feel matters. I always walk buyers through before we make any decisions.

Understand the infrastructure. Some of these areas have older utilities or unincorporated status quirks. I walk buyers through all of that before we write an offer. No surprises.

Don’t expect to lowball. These areas are underrated by the internet, not by the people who live nearby. Local buyers know the value. Price accordingly.
