I’ve lived in 33 homes in Ventura County. Not because I couldn’t find the right one — I’m a real estate agent, so you’d think I’d have that figured out — but because I genuinely love this place, and I wanted to know every corner of it.

I’ve woken up to the sound of waves in West Ventura. I’ve watched the sun set over the hills from a backyard in the Ondulando neighborhood. I’ve driven down Telegraph Road in the dark on my way to an early showing and thought, I really do love living here.

So when people ask me what it’s actually like to live in Ventura, California, I don’t give them the Chamber of Commerce answer. I give them the real one.

Ventura is the kind of place where you can surf in the morning, grab a taco at a no-frills stand on Main Street, and spend the afternoon hiking the Topa Topa mountains — all before picking the kids up from school.

That balance is genuinely hard to find. And it’s exactly why people who discover Ventura tend to stay.

 

The Neighborhoods — A Quick Overview

Ventura isn’t one single vibe. Depending on where you land, you can have a very different experience of the same city.

 

Downtown/Midtown Ventura

This is the walkable, character-filled core of Ventura. Think: older Craftsman and Spanish-style homes, a short walk or bike ride to the beach, proximity to downtown Main Street restaurants and shops. The tradeoff is that homes here are older, lots are smaller, and prices are higher per square foot. But the lifestyle is hard to beat.

East Ventura

East Ventura tends to be more affordable, with more square footage for the money. You’ll find newer construction here, larger yards, and easy access to the 101 for commuters heading toward LA or toward Camarillo/Oxnard. This is where a lot of families land. It’s quieter, more spread out, and genuinely great for kids.

The Hillside

Up in the hills above Ventura, you’ll find one of the city’s best-kept secrets. Larger lots, more privacy, incredible views, and a neighborhood that genuinely feels tucked away — even though you’re minutes from everything. These homes tend to move fast when they hit the market because the people who know about this area are passionate about it.

What I Love About Ventura (The Real List)

I’m not a marketing brochure, so here’s what I actually love about living here:

  • C Street. The surf break at Surfers’ Point is world-class, and even if you don’t surf, watching it from the path on a Sunday morning is one of those free Ventura pleasures that never gets old.
  • The Wednesday farmers market on Santa Clara Street. Fresh produce, local vendors, and a crowd that feels like the actual fabric of this community. I go almost every week.
  • The drive up Highway 33 toward Ojai. Twenty minutes from downtown Ventura and you feel like you’re in a different world. People who’ve never driven it assume Ventura is just coast and suburbs. They’re wrong.
  • Brophy Bros on the waterfront. If you like fresh seafood and want to understand the vibe of Ventura in one sitting, go here. Grab a seat on the deck. That’s Ventura.
  • The fact that it doesn’t take 40 minutes to park anywhere. This sounds small until you’ve spent time in LA. In Ventura, you can actually go somewhere spontaneously.

The honest take: Ventura is not cheap. This is Southern California coastal real estate, and prices reflect that. But relative to Santa Barbara to the north and LA to the south, Ventura continues to represent genuine value — especially when you factor in quality of life.

What Buyers Need to Know Heading Into 2026

A few things I’m telling every buyer I work with right now:

  • This market moves. Well-priced homes in desirable Ventura neighborhoods are not sitting around. If you find something you love, you typically have days — not weeks — to decide.
  • The $700K–$900K range is the most competitive. This is where demand is highest and inventory is tightest. If you’re in this range, be ready.
  • First-time buyer programs exist and most people aren’t using them. California has real money for first-time buyers — CalHFA, MyHome, Dream for All. I’ll walk you through all of them.
  • Don’t sleep on East Ventura if you want more home for your money. The lifestyle trade-off is real but so is the value.
  • Get pre-approved before you start seriously touring. In this market, showing up without a pre-approval letter is like showing up to an interview without a resume.

Is Ventura a good place to live?

Yes — genuinely. It has the coastal lifestyle of a premium beach city without the premium-brand pricing of Santa Barbara or the sprawl and congestion of LA. The community is real, the weather is absurd in the best way, and the outdoor access is remarkable.

Is Ventura CA expensive?

It’s Southern California coastal, so yes — relative to the national average, it’s expensive. But relative to Santa Barbara, Malibu, or LA’s Westside, it’s actually reasonable. You can still find single-family homes in the $700K–$850K range that are genuinely livable and in good neighborhoods.

What is the vibe of Ventura CA?

Laid-back but not sleepy. Outdoorsy, surf-influenced, community-oriented. It’s a city that takes its farmers market seriously and also has a real arts and food scene. It’s not trying to be something it’s not — and that’s exactly what makes it appealing.

Is Ventura good for families?

Very much so, especially East Ventura. Good schools in that area, safe neighborhoods, outdoor space, and a community feel that’s hard to find this close to a major metro.
